What’s happening in the Twin Cities’ northwest suburbs? A lot of progress is popping up, especially in the City of Champlin. Jonathan Homes of Minnesota is set to begin construction in a brand new neighborhood, the former site of a berry farm. Project Manager Matt Johnson recently offered some insight into what these homes and this community have to offer, so get ready to learn about the newest Champlin development.
The Area
This new Champlin development, called The Oaks at Bauer Farm, is projected to be a 99-lot, single-family neighborhood on the grounds of the old Bauer Berry Farm. Bill and Nancy Bauer closed their business almost two years ago to focus on retirement. As a result, 47 acres of land will be developed as residential housing.
“Champlin has been a good community for us,” Johnson said. “And this neighborhood will have a lot of amenities and preserved open space.”
The amenities package will include a tot lot playground, trails, a private community pool with changing rooms, and a pickleball court. An open play area rounds out these conveniences, and it’s all set amongst the backdrop of a multi-acre oak preserve.
The Homes
The Oaks at Bauer Farm will feature 99 lots, of which Jonathan Homes will build on 49. Lot sizes start at 74 feet wide, with some lots exceeding 85 feet in width, and can easily accommodate a 4-stall garage.
“Along with the WOW, our standard arrangement includes the floor plans available on our website, plus any optional add-ons,” Johnson noted.
Those distinctive plans each feature five bedrooms with just as many bathrooms and a footprint that ranges from a little more than 4,000 square feet of livable, finished space (in the Aspen) to just shy of 5,000 (the Summit Sport).
And the number of standard features and finishes is as astonishing as the homes themselves. That list covers everything from general construction and architectural detail to quality finishes and exterior features and more. The result is everything you’ve ever wanted in a home. Additional options include a wet bar or peninsula bar and the aforementioned 4-car garage, all to make for a truly unique living experience.
The Timeline
With the green light for this new Champlin development, things are moving at a steady pace. “We begin taking lots holds on August 2,” Johnson said.
Construction of the model homes starts in August as well, and those models will be completed in December. These Jonathan Homes builds will also be a part of the Spring Parade of Homes Tour, which runs March 12 through April 10, 2022. Keep your eyes open for more information as it becomes available.
The Schools
The new neighborhood falls within the Anoka-Hennepin School District 11, which serves 13 northwest suburban communities including all of Anoka, Champlin, and Coon Rapids. The district’s main objective is to prepare students for success through a system of excellence.
Over the decades, District 11 has blossomed from about 4,000 students at inception to more than 38,000 at least count. Class sizes provide for a 19:1 student-teacher ratio. The average math and reading proficiency scores are above the state average, and the district’s 87 percent graduation rate has gradually increased over the past several years. District 11’s overall ranking puts it on the Top 20 percent of 524 school districts.
